You really have to evaluate what you want out of this (potential) relationship, or what you want to offer.
It's pretty clear that you care about her, so if you want to sort of "set her up" for a healthy sex life, and want to be loving about it (can't really proprely word what I mean), or you want to protect her from negative experiences, that's very noble, but those shouldn't be motivating factors by themselves. If you have actually caught feelings, you probably actually should give it a shot, but not by rushing into it, you NEED to take it slow and get to know her as her own person, as opposed to "neighbour buddy's daughter". She may turn out to not be for you for other reasons, but this is one case where you cannot miss, because the consequences may be much more severe.
Take her out for some dates where you set hard boundaries and is just about getting to know each other and nothing more, and go from there. Maybe you'll end up being great friends with no moreadvanced a relationship. Take her to run errands with you, so she also gets to observe you in your natural habitat, stuff like that.
