I made 4000€ this month after taxes and I'm furious at my low pay. Thankfully gonna get the same pay from September working Saturday, Sunday, Monday only, then that pay is fine for 27hours of work a week. Will quit in January though and change jobs. Only way to get wage increase.

No one wants to/should leave their home. I would never tell a German to leave Germany as financial advise. I personally hated living in Germany except the Getdrinksmarket and Mettwurst but can see how one born and raised there wouldn't trade it for anywhere else.

I lucked out pretty good.
Nobody else saw the potential in this property. I got it for dirt cheap and now there are 3 decent rental units on the property.
I'm almost retired. I'm just need my stocks to double to the point I can retire off divvys or selling options.

A few times.
The key is to screen everyone like crazy until you find the perfect tenant. Sometimes it's worth it to lose a months rent just to find the best person.
Find someone that comes off like a friend to you. If you aren't able to have a long comfy convo with the person then its probably a bad idea because they won't want to talk to you if there is an issue. You want to make it seem like of they are late with rent or if they damage shit it's like fucking over a friend. Also find someone that is kind of socially submissive that you dominate the conversation with.
Also fix their shit right away because they'll like you more and not want to screw you.
Also let certain things go like minor damage and just consider it cost of doing business.
It helps if you're a handyman like me and good at repairs.

They're both pretty bad.
Look into soundproofing between living spaces if you're thinking of buying or building a property.

Just make sure they know it isn't acceptable. And ask them how they're doing financially etc.

I'm living well and only need around 800-1k a month for rent, transport, food, free time act. etc.

450k networh at 30. (ath was 600k, yikes)
I hope I can reach 800k wighin my 30s and then retire (or semi-retire) on a nice island like lanzarote and just chill most days, go for swims, etc. 2k is what I want to be able to withdraw monthly (3,5% safe withdraw rate would result in 2333€ a month pre tax). Wish me luck brothers, I have been in this shit space since 2017 and outside of shiztty crypto gains my capital really isn't moving. It's chill to live in germany but near impossible to get well ahead I feel.

If that seriously doesn't work we have other problems to deal with (actual world war, deadly pandemic or similar levels). Also 2k is well above my actual spending, meaning I can easily adjust it down in years where markets are down more than usual
