Problem is my income isn't very high, tax/upkeep obligations, cash flow isn't great, and risks are high (biz goes bad, home getting destroyed, seeming lack of future refi opportunities/exits, biz gets robbed/etcetc, income dependent on biz, home) given the amount of debt obligations piled up even if it is "safe" debt at "low" rates.
