no, the monetary premium on property is being stripped away as it should be. as it is a consumable good with enormous costs attached to it and illiquid markets

it greatly outperformed the 100% loss you take on rent though.

interest eats up most of that gain, but then taxes give it back. And inflation really pays back. I paid $100k for a house but then after interest it was $250k but after inflation I still made $500k. And I got the $150k in interest back in tax deductions.

Back in the real world my mortgage payment is now a third of your rent, and my house has quietly inflated to almost a million dollars.

had I rented I never would have had money to invest anyways. Rent where I live is most of the average person's salary.

There is a way to keep kicking the can(theoretically)

The fed just needs to swap its adjustments from a linear granularity to an exponential granularity. Basically the closer rates get to 0, the cuts or hikes should be smaller. On a relative basis, there is no difference from cutting 1% to 0.5% and cutting 10% to 5%. With this change they can consistently reduce the debt basis by relatively equivalent amounts and never worry about hitting fucky negative values

Hard to say. Where I'm at, there's a bunch of empty commercial properties that cannot get tenants and other places are kicking businesses out because they are so far behind on rent here in western Canada.

These property management groups don't want to drop prices though. They'd rather keep rent high and just write off the loss on vacant buildings than to drop rent and just get a more reliable income stream. Because the second rents drop, property values do too.

It sort of feels like it's reaching a point where small businesses can't afford to operate under rent prices. I'm looking for a 2000 square foot warehouse space and thinking about holding off until next year since pricing seem to be cooling.

You are paying for all of those things in jacked up rent prices my man. "manual labor" of what exactly? Mowing my own lawn? That I own? vs "oh THANK GOD jose's team is blowing these leaves around for 3 hours for my property manager. Phew! I'm glad I don't have to spend 20 minutes mowing a lawn that I own. That would really cut into my chode time!"
