In ten years, two $5k Hyundai robots can build that from raw material for near zero cost in a few days of 24/7 work. So the land itself will have value, the rest will be the cost of the raw material, which will equal communism loot (taxes) + shareholder dividends. My grandparents little box that they bought in the 1960's to be near the Port where all the factories use to be (where they worked) - they paid $8,000 for it.

You wouldn't believe how much it costs to buy today, in it's exact same build as back then. You will think I'm LARPing.

Let's just say the starter in that area is low 8 figures on the LOW end (their house is on the low end).

Of course its a port of a major globally recognized city though....So next to the beach...next to the city... all in 1. Basically where every single rich person wants to live.

Corpos only own 5% of the market and it's concentrated in dense metros, if you don't live in NYC or LA then it's a non factor

It's just a shit business with ton of work and index level returns. I think the average is like 10% annually and why bother when voo is averaging 10%?
