Extreme rules and extremely many additional costs added by the government which makes it close to impossible in Germany. For starters you can only build on places the government dedicates for buildings and these places are extremely rare and cost 300000 euro s for 100 sqkm. It's artificial bubble keeping.

You can in Belgium. My parents just completed a 130k single home on a plot inherited from my pepe. I only took a 60k mortgage on my 200k single home.
The shortage seems to be in and around the big cities where the dunecoons are spilling over.

thirdies have it so easy for home building, you can at any moment go out and get the materials and be building the same day and answer to nobody about it. Nobody will start fining you for building it too slow, or fine you for not building it up to some arbitrary code that's different for every city, like requiring a certain space or distance or using certain materials or doing tests for environmental impact.
We're being strangled by bureaucracy intentionally to prop up prices, it's bullshit.

where i live in socal, they never stop building. locals complain because of added traffic. too many people want to move here. there's no more space, they re-zone to turn every little plot into housing.

that's the problem, people want to live in good areas, but there's only so much housing that can fit.

Queens have no need of mass produced nylon stockings, they can afford silk. They don't need cars either, because they have 100s of people to manage with horses and fancy carriage.
Housing could be mass produced too, but the kings and queens (rent seeking boomers), working through their puppets, the regulators, who hold capitalists heros back from delivering affordable goods (whist said heros capture only 1 or 2% of the value they created, very very rarely this makes them billionaires: that is a good thing. Show me a country without billionaires and I'll show you it is a third world shithole)
