What am I doing right, or what is everyone else doing wrong? Is it really as simple as getting into a skilled career and not getting into debt? People do seem to travel a lot, which seems like a huge waste of money to me. Other than that, it feels like I'm living on a different planet than people who are constantly complaining about egg prices.

If you're happy, whatever, but this isn't that impressive. You have a slightly above average job for your area and don't waste all your money. You will still work until you're too old to enjoy your money because it doesn't sound like you have any major safe medium-term investments.

In most major metros a 1BR apartment is 1500-2000+. How the fuck are you easily affording this? You must be living frugally, which is fine. But this isnโ€™t an aspirational life.

$70K down means a $280K loan.
$280K loan at 7% is roughly $2300/mo in payments
$2300/mo is $27,600 a year
28% of $75K is $21,000.

Hmm, I guess you're right, he either needs to put $140K down or somehow get approval for having a higher payment than his income number allows.

Or, if he's married, his wife's salary would likely qualify them easily. If not, and if he could get approved, he could rent out a room to someone and make his payment that way.

all-in (mortgage, insurance, taxes, utilities) is about $2800/month and $75k gross is about $4500/month after taxes and assuming you put $0 into retirement and get free insurance. that's affordable but it's also unrealistic. you will need to save for retirement, you will likely have to pay for your own insurance, you probably won't have $70k down payment on a $75k/year salary 'in a major metro area.'

I make $87k and was in the market earlier this year for houses in the 300k range. eventually I had to face facts and realize I couldn't afford it, since my monthly net is only $4000 and the lowest payment I was getting with the houses I was looking at was ~$2500. Over half my monthly net on PIMI isn't "affording" a house IMO.

I decided I need to either increase my income or save up more for a down payment, so I'm looking for a new job and cut all my expenses and put more towards savings.
