Also, WTF types of houses was Blackrock buying and WTF were they avoiding, and why?

Were they buying just "move in ready" houses fairly near big city for jobs and high rent? Do they shy away from septic systems and wells?

I'm seeing lots of houses in Fly Over Country that have been on market for a while with price cuts. Is that Boomers (its mindset more than an age) dreaming of getting a Dumb Money offer from Blackrock?

you can negotiate with the realtor to lower their commission, but yea they are way to high. the money agents made was average a decade ago, but house prices doubled and their % fees stayed the same. no one has pressure them to lower it so they dont. blackrock wont go to an open house and buy joe shmo's $85k shithole. im pretty sure they purchase them right from the bank via power of sale. I think I read about people complaining that theyve ruined auctions because they dont bother bidding and pay market price right off the bat. flippers make money because they know people and they understand material/labor costs. many of them do their own renovations, so they save a lot on labour costs. its hard to find a home worth flipping these days since the market is so overvalued and interest rates are so high. they lowered interest rates way too much and then flooded the country with immigrants, artificially increasing house prices and stopping them from falling when interest rates skyrocketed.

My prob with RE Commissions is they are a flat %. Should be weighted to how much above or below "market" or "comps". List it at 20% below market in a hot market and I'll sell the SOB in 2 hours with 4 phone calls.

But these RE Sellers agents seem completely useless, almost like they are working against the seller and killing sales to bully the seller into accepting a low ball bid from some Secret Agent of the Agent.

I "contact" the agent and ask for a couple infos on the property, and all I get is spam about loans they are selling and "When can we talk?" and they are all shitty trying to be your new best friend but avoid giving any basic info.

I think I'm gonna subscribe to one of the Person Finder services and get actual owner's dox and ask them directly and tell them their RE Agent's failure should allow owner to end Agent's "exclusive right to sell" contract.

I guess I also plan on spamming low ball offers THEN think about traveling to Fly Over to do in person inspection.

My prob is I'm not sure WTF I want to buy (retired from 'Frisco Gay Area), but I also figure if any of these RE Agents smell it costs me money to buzz all the fuck over Fly Over, they will be shitty and figure out ways to waste my time and money.

Does "make offer sight unseen contingent on inspections/loans" work?

I get feeling its sorta like how its illegal for automakers to sell direct, due to Dealer Lobby.

No doubt Title Insurance, Home Loans, etc all lobby to force artificial Fees.

IIRC the fine print of Title Insurance says it actually don't cover a real dispute. It only covers a surface level search any asshole can do in about 15minutes flat, and anything that pops outside that scope is your problem.

Its like having car insurance that only covers if both cars were obeying all traffic laws and right of way.

So instead of paying the 1% listing fee for an agent put your property on the MLS where thousands of people will see it, you drop the price 20%.

You don't need an agent to use the MLS, there are companies that will post it for you for like 100$

getting your license is unironically cheaper than paying another realtor, for me it was 1 week night classes and like 500$, all I did was my own homes transaction and it was still worth it
