Take the province of Zamora in Spain, the spanish region with the fastest declining population in Spain, as you can see despite the population going down extremely fast housing prices are pretty much flat in the province.
So what will make housing prices go down?

Yes and no. If the current trend of people living single continues, demand will continue to rise. (Couple= 1 apartment, 2 singles = 2 apartments). Also, the cities that people want to live in will become even more desirable as folk looking for work and opportunity transfer them from the cities that people abandon. These kinds of collapses have happened before in human history. Usually from famine and disease. We know how it'll play out.
