Problem is I want to buy a cheap house in rural area in Flyover Country, USA, but I'm open to just about any 'hood as long as its "nice people"(you know what I mean), so it will cost me some real time and money to show up in person. I don't want sellers thinking they can then use that "sunk cost" against me and start jacking price.

I've also got no interest in dealing with chatty RE Agent retards asking me lots of stupid small talk questions that are none of their business when they are trying to "build a relationship" or WTF.

I just want to spam 100 offers and see who bites, and go from there and use those bites to plan my tour.

how do I LEGALLY structure this deal?

I think I need a lawyer to draft a "50 State Legal" contract that I can re-use. I'd fill it out with my name and offer (price lot#, address, maybe other details like if shit is included) then submit to their RE agent and wait for signed copy. I guess I should set up E-signing.

cheap houses on condition that after my offer is accepted I get to inspect and decide, but they are committed to the sale if I approve?

My issue is I'm not sure WTF part of Fly Over I want to buy a cheap house in, so it will cost me some real time and money to do my in person inspection, so I don't want sellers to jack price because they think I'm on the hook.

I get the feeling all these shitty RE agents will tell me "That just not how its done!". Fuck them, my way or the highway. There is no reason for "the process" to not work like I've spelled out.

I also suspect many if not most of these shitty agents are working against their sellers to shit on deals to bully their sellers into cutting price so one of the Agents criminal buddies can swoop in.

IMO, sellers should sign my deal and the fact I've got to show up in their Flyover State will need to take the place of my "Earnest Money", since I'm not some Looky Lou doing their weekend hobby of blowing hot air up RE Agent's asses when doing the local Open House circuit and getting the thrill of taking a big shit in a nice clean bathroom and stinking up the joint for the next 1/2 hour.

I've done "Contact Agent" on Zillow and told them to text or email a couple relevant questions, and they either call and/or "When can we talk? :)" or just don't rely if I specify to TEXT OR EMAIL answers.

What is the best way to find actual owner's contact info such as phone # and email? Any subscription service you recommend? Many of these owners don't seem to live their anymore, so Snail Mail iffy.

PS-Hard Mode: I want to use a Zero Down USDA loan for the ZD and less than inflation 5% rate.
