I mean we did it for transportation, when capacity above ground was full we built tunnels underground with trains on them, so why not housing?

Tectonic plate shifts would destroy any meaningful tunnel development. It would work on mars because theres no active water moving around but not here where a few inches could cause massive structural damage. When you drive on an american road you see every year where the pavement needs to be resurfaced and patched up.

Now imagine that happening to your tunnel when youre a mile below the earth

Yes but only because traditional real-estate include all the ground below and all the air above. There is instances of people selling the ground underneath separate, usually for some sort of mineral. There is also a famous Trump story where he built a Trump tower and purchased all the airspace above the neighborhood buildings so they couldnt build bigger towers and block the veiw

It's still one of my plans, I'm just waiting for some idiot (preferably not a homeless dude) to do the same thing. It's not like it's that different from how I live now, locked in my room watching dog and shindo charts while doordash becomes my main source of food
