you get a tax deduction on the depreciation. A 500k house is like 15k depreciation deduction which can be used to offset passive income like capital gains. That's in addition to the net operating profit. Not tax advice, figuring depreciation is complicated and I may be wrong.

It's only really the $5 million they can count on.. With the cash flow (and projected cash flow) from their rental properties

That is ~25 years they can afford their current standard of living, they will turn 70 when they run out of money.
This obviously assume 0 inflation and 0 ROI.. a modest ROI of 1% point above inflation would be $50K the first year, and then progressively lower.
4% points above inflation would mean they are in a steady state..
The question is can you count on the ROI?
