Why hasn’t my Dallas home sold yet??
seriously why hasn’t my home sold or had any offers?? We have been on market over 100 days with a few major price drops. We had many many showings and open houses. We’ve had many people seem serious about the home and say they love it but then nothing.. we did brand new flooring throughout, brand new hvac system, updated the master bathroom, and so much more... 3bed/2bath 1,800 sq ft $360k

Right now the average interest rate for a 30-year mortgage is 6.75%.

Therefore somebody with decent credit who buys your house and puts 20% down would be looking at a mortgage payment of $2,250 per month.

Your house is in Dallas so it probably has an HOA. I assume that costs $150 per month.

Your house is in Texas so the property taxes are high. Probably something like $600 per month.

Therefore someone who buys your house has to pay $3,000 per month for the next 30 years.

Median household income in the United States is $80k, which works out to around $6.6k per month.

Conventional wisdom says that you shouldn't spend more than 1/3rd of your income on housing. So the median American household can only afford to pay up to $2,200 per month for their house. Your house costs 36% more than what median Americans can afford.

In conclusion, your house isn't selling because most Americans are priced out from buying it.

Which is insane cuz you can NOT find housing in Cali for 330k rn, maybe if it's a patchwork job or a section 8 deal... but yeah no even our shoddily built 2 story house we got for 420k is like, 800k+ rn...
That's only like 10 years of price appreciation... 2x... nuts.
Yeah no with new mortgage rates ur fucked

You definitely can find housing in California (if you say Cali we know you're not from here) for that price. You're just acting like a pretentious faggot who refuses to move to the Central Valley or the desert

The Real Estate market is like those rare collectibles you see on eBay. Nobody really wants to sell, and nobody wants to buy either.

Have your realtor change it to showings for serious buyers only. Sounds like you also might have to drop it 5-15k so some ppl ca qualify.

Also there is a stigma with Texas so the market can be slim. Especially when ppl can rent for cheap without property taxes etc.

Anon, go to a botanica and buy a small saint Joseph statue. The suppliers will give directions on how to set up the working. If you want to avoid going to a botanica, buy the saint Joseph statue on Amazon. Pray to God and then saint Joseph and state your desire/intent to sell your house for desired amount. Then bury the statue on your property until the house is sold and unbury it and keep him with ya until you need to sell a house again. Good luck anon

Since when was 20% down enough to buy a house? When I bought mine it was 50% down and that was only if you had perfect credit.
