Landlord here,

What do you guys do when you do an unexpected check on your tenants and you notice this girl keeps a hamster in a cage even when I have a clear no pets policy?

I was doing a check on this girl refugee from Mexico and noticed she had a hamster, she was i think at work or college or something so I just took it upon myself and flushed it and threw the cage out.

Now she is threatening to sue me

this is a big no no though I guess this also depends on the country and which area you’re in. I always include a clear no-pets clause in the contract, something along the lines of
>tenant shall not keep or allow any pets or animals on the premises during the lease, unless they have written permission from the landlord
If I catch someone breaking that, there’s options like either I terminate the lease if I think it’s going to be a problem but if it’s something small and harmless to the property and inside a cage like a hamster or a bird and I’m not in the mood to start looking for a new tenant right away, I just raise the rent. If they don’t like it, they can move out.
Had one guy sneak in a bird once and I let it slide but bumped the rent while I lined up a replacement.

Letting out a one small one-bed flat which I bought since I never wanted to pay rent again, but ended up just letting it out while living with parents. Metals and BTC savings have gotten high enough for a second 1-bed easy, but I'm hoping to add a 2-bed if I can wait a bit longer, which would let me FIRE a simple life in 1st world, or a decent life if LCOL.

Problem is I'm in the UK, which is rapidly disintegrating. I want to live in a white country, but the UK gov is openly hostile towards whites, so I'm debating my options.

It's not our problem either. Insurance pays for it, so there's no real loss. What annoys me is that my parents literally do this in their own home. I told them not to, and explained why, but as boomers they don't care and have to pay the pump guy to clear the blocked pipes every 2 years.

I kinda regret becoming a landlord
Diversifying is good, real estate is a relatively safe investment and all that but it feels like this has been such a time drain
If I was to do it all over again I'd put my money in something I just need to buy, hold and sell
Managing a property and dealing with the tenants is not fun
