index funds are way better to buy on leverage but you wont get nearly the leverage you can in real estate without already having a lot of cash.

You get a mortgage with a down payment and proof of income. The margin you can get is dependent on the size of your existing portfolio.
Besides that, the opposition is not based on math, but psychology. You can use margins conservatively, or you can max it out like a credit card. Many people fall into the latter. The temptation to abuse it is higher.
