with manufactured homes you typically own the building (depreciating asset) but have to lease (rent) the land (appreciating asset)

so you have to pay to maintain the building but dont get it offset by growing land value, which makes refinancing, helocs, etc almost impossible

and then once the lease is up, the land owner can jack up the price or tell you to leave. but manufactured and even "mobile" homes cant really be moved
