i just realized i can literally just buy permanent residency in your countries by buying land.

no it wont. some properties require you live there or farm them something you cant without permanent residency, and the state or county can deny a sale to a foreigner. its rarely done but large parts of wilderness are better owned by someone local, no way an american will be able to grasp right to roam laws, samis having reindeer herding rights on his land, respect all the various hunting and fishing deals done over the years and all that. he will put up a "private property no trespassing" sign and start shooting.
the lawsuits would be endlesss.

You only need 20% for the down payment, and you can take out extra on the loan to fix up the house because it'll raise the price of the home to match the loan amount to fix it up. This is basic real-estate investing.

1. 20% down on a duplex
2. Extra on the mortgage to fix it up
3. House value immediately increases
4. Rent out the other unit to pay the whole mortgage

Free place to live, and an asset that is being paid for by someone else. This is parasitical behavior, but a great way to get good income with your investment.

Duplexes are even more expensive. You can't rent out the other half until you've fixed it up, and your maintenance cost is now twice what it would have been. You have to read up on a host of legal requirements before you can start renting it out, and you're going to get taxed to hell and back. And if you can't make the payments anymore, you're out of a place to live AND you lose the income from rent.

The only people eho can get houses in Germany these days are those who start with 10x your capital, and those who are on good terms with their already house-owning parents so they can transfer ownership while the parents are still alive. Most people couldn't even afford the taxes from inheriting a house, let alone the cost of buying one.
