US t-bills are still 4%. On 8m principal that's 320k a year + compounding gains.
I wouldn't mess with real estate since that requires more than minimal effort

Daydreaming, I would try to buy a small plot of land with an off-grid house in the southernmost part of Chile, I'll continue to work, but I'd spend the boreal summers there.
