The trick to a reliable stun is to get a headshot while he is swinging the chainsaw. Then you can go into a roundhouse kick.

If you run at him, even for just a fraction of a second, he'll stop and swing at you, which buys you several seconds to do whatever you want (you want to shoot him in the knees, punt him across the room, and knife him repeatedly in the face while he's down)
