NYC is an insane place. this guy is running against Cuomo (known Israeli shill, racist, sex pest) Eric Adams (white collar criminal, living caricature of a corrupt politician) and Sliwa (guy who just wants to make roving gangs to beat up suspected criminals in the streets) and somehow MAMDANI is the controversial candidate for wanting to implement a bare minimum of "socialist" policies. oh and for being Indian and a Muslim.

There are what, like 1 million apartment units that are currently unrented because they are uninhabitable and it's not possible to renovate them at the price they are arbitrarily set to?

rent control isn't really a thing anymore, it's rent stabilization which is a much more mild form of price controls. rent control is like 3 octogenarians on the upper east side who have paid $150 a month since 1975 because the price was literally locked in at that rate forever, rent stabilization means annual increases are limited so that demand shocks like a famous company building a HQ in the neighborhood don't result in thousands of people thrown out onto the street because a landlord wants to triple the rent overnight

it's still "market based" but the pricing is mapped to a city-wide supply and demand analysis, which is reviewed annually, whereas without rent stabilization, you get these speculative rent spikes in certain neighborhoods that, from a certain viewpoint, are more harmful than beneficial overall

The city determines the rate in which it goes up, and they don't need to do a full financial investigation.

(Example) Result:
Increases locked at 1%
Inflation goes up 3%
City taxes go up 2%
Federal taxes go up 2%

If there was ANY benefit for landlords AT ALL, then why are a building owner and a bank in a legal battle in order to palm off a building to each other.
They aren't fighting to claim the building.
They are literally fighting to get rid of it.

market based does not mean "unrestricted free for all anything goes", it means market pressures are a factor, and regulatory pressures are also a factor. by definition, stakeholders are going to disagree on the best way to implement regulations, otherwise there would be no point in regulating anything because we all agree on all issues, right?

and I'm not even anti-landlord, I own property here, which I may be renting out in the future, but if someone built a big shiny down the block and suddenly the entire world wanted to live next to big shiny, I don't think it's so wrong for the government to say look, you can raise the rent, but here are the limits. obviously, if I can get 3x as much for the place, I'll try to do that, I've got to look after my own interests first, but morally, it's the right thing for the government to intervene in some situations

I'm watching this thread in between a few other things and if you have a question that I find interesting, I might reply. but I'm not going to read stuff, or watch stuff, that you saved for later just because you're still catching up on NYC politics.

if you're asking why new yorkers have different opinions on rent stabilization, surprisingly the answer is that it's a complicated subject. some people have an issue with any regulations. some may be ok with regulation but think it should be done differently, or that the regulation is fine but the RGB made a mistake, or makes mistakes, and perhaps needs different people on it. some people are just uninformed and their opinion, whether pro or against, is based on vibes.

I think that there are always going to be cases where a unit will have a high cost to renovate, this is understood when pricing the property. rent stabilized apartments are, for the most part, owned by large institutional investors. they know that the units are stabilized, they know there's a cap on rent hikes. and they still bought the property with the expectation of turning a profit. so I'm not swayed by rich landlords who own 10,000 apartments crying about how they can't fix the boiler because they didn't expect there to be a rent guidelines board, come on.

There is also a bit in there about tenant protections so that if a tenant stops paying rent, it could take absolutely ages to have them evicted.
All the while, your bills are still having to be paid.

individual landlords with one or two rent-stabilized units? that's vanishingly rare, but I suppose if there are any, I don't know, what about them? there already are a lot of carve outs on the tenant protection stuff, so the "freeloader renter" problem is much less likely. are you proposing that there ought to be a special provision where a landlord can jack up the rent more if they only own one unit and they paid for a new kitchen and bathroom? is it even possible to install a new kitchen and bathroom with someone living there?

these are reasonable questions but that's getting deep into the minutiae of small landlording, so I'm not sure now what the question is. are you asking if I think there are any issues at all with the government getting involved in markets? yes of course there always are, has anyone ever argued otherwise because that sounds like a lolbert strawman
