Stop dooming. The system is rigged by NIMBY boomers and Wall St ghouls. The goal is to make housing for living in, not for BlackRock's portfolio.

It's a 3-step fix:

1. BUILD. MORE. SHIT.

End single-family zoning. Let people build duplexes.
Upzone everything near transit. Build UP, not out.
Make permits automatic if a project follows the rules. No more vetoes from some 70-year-old on a council.
Use new tech like prefab & 3D printing to build faster & cheaper.

2. CRUSH THE SPECULATORS.

Huge tax on vacant homes. Force them to sell or rent it.
Massive tax on empty land. Force them to build or sell.
Ban corporations from buying single-family homes. You should be competing against a family, not a fund.

3. PROTECT RENTERS.

Cap rent hikes. No more 30% jumps because your landlord is greedy.
"Just Cause" eviction. Can't be kicked out if you pay rent & aren't a degen.
Give tenants free lawyers in eviction court so they can fight back.

TL;DR: Build more, kill speculative buying, and give renters basic rights. Stop letting them screw us.

Remove any corporate structure from owning properties in residential areas (including LLC and FLP)
Limit so one person can only be an owner on up to two properties per state
A person can not be claimed as a dependent if they also are listed as an owner of a property
Insurance companies should not offer coverage for properties used in home sharing/ short term home rental

It really comes down to this.
Conservation laws are really what is driving housing prices up, (fewer buildable lots, much trickier/riskier buildable lots)
But this still navigable and we could meet the new construction quota in my state if it weren't for crooked municipalities.
Every department that must sign off on a new construction will do things in their power and out of their power to fuck over developers.
They are all trying to keep real estate values inflated in their town and its mostly boomers trying to prevent any change.
If the average person was subject to a fraction of the corruption builders deal with, town halls would be getting burned down. Cities break their own laws every single day and have next to no accountability.

Write a law prohibiting hedge funds and investment firms from owning single family housing units. Force them to sell all inventory or face 1000% or more increase in property tax. Somehow prevent them from simply demolishing their existing inventory and building apartments in their place.

I would also prevent single person's from owning more than 5 single family properties for investment reasons. This will still allow for vacation homes, homes purchased for family members, and a source of passive income from those not ready to buy but would prefer a house over an apartment.

The most important thing would be the first part. Investment firms owning single family housing is a self benefiting spiral that allows them to purchase all the housing causing supply to drop increasing demand, thereby increasing the cost of the homes they own. You'd see a immediate decrease in home prices if this went through, it would never happen because so much of the economy is propped up by this artificially high housing market. The inflated capital held by boomers and these firms gives the notion of a healthy market.
