I want to move to Thailand and start a new life as a white guy with a fancy job like selling real estate to Chinese billionaires.

Not as a sexpat thing, more like an economymaxxing thing. I think Thailand and SEA is probably the region with the most economic growth right now, living in a country with a bright future, authoritarian government but liberal laws, new world class infrastructure being built every day, great weather, etc. Would feel so much better than living in a dying nation like the USA.

When I was there, there was a huge amount of foreigners running businesses. Bars, hotels, dispensaries, owning farms, landlording, white people, mostly Europeans, English, Germans and French, were definitely running an economically significant amount of businesses there, probably illegally. Interesting to think about but realistically you could probably end up in Thai prison for running an unlicensed business.
At the same time, it's probably not hard to do legally. I have heard foreigners can't buy land in Thailand though.

I was talking to a Thai dude in Thailand that was telling me basically there's a huge divide in incomes in Thailand, on the one hand as an english teacher you're gonna be making like $17k a year, but on the other hand if you can become a private tutor or get some good job then as a foreigner you can be really desirable and rich people in Bangkok will pay high wages.

Yeah. Realistically, I went to Thailand like a year ago, I liked it, I thought I could move there, idk. It is a beautiful country, I could live in a condo on the beach for less than a 1 bdrm apartment in North Dakota, but I'm not really sure where I'll be in a few years anyway. Only Thai citizens can own land in Thailand. Foreigners can buy condos, rent, and least but thais have to own at 51% of any property. There’s also massive restions on foreigners acting as agents and realtor; you need majority thai partner.

It’s even more restrictive in places like Vietnam, Cambodia.

It is an overpriced, value-less bubble that is just waiting to pop. It's not the 2010's anymore, Asian economies and soft power peaked just before COVID and have been in a slump ever since the pandemic ended- Thailand particularly hasn't been a good place to even visit as a tourist since 2019. Lmao there is so much wrong with this post, I don't even know where to begin. First off, there is 0 resale value for real estate in Thailand. There is an overabundance of supply that they keep building, and both Thai and Chinese prefer to buy new. You'll be lucky if you can even sell your used condo in Thailand, never mind selling it for break even, and absolutely forget about making a profit. As far as flipping to Chinese investors, China's economy is in the dump's, they are in a recession and they aren't coming to Thailand in any significant numbers like they used to before COVID, which means they aren't bringing money over to launder in Bangkok condo's like in the 2010's (and even if they did, they wouldn't buy it off you, they would just buy new in a newly built building which are built seemingly by the dozen on a monthly basis). Also, Thailand is looking to tax any foreign earned income (eg your income and investments) from back in the States if you stay in the country for over 6 months. Factor in 90 day Immigration check-ins and visa complications and you are way in over your head with this idea.

How old are you? And what type of degree are you currently studying for? A teaching job in Japan generally is just a means of having an extended holiday in Japan, not necessarily a career (unless you plan on teaching when you return). If your plan is to sell apartments to the Chinese, you’re not going to have much luck. I can assure you there would be Chinese in Thailand already doing this. Your best bet would be some type of remote job if possible that would allow you to work abroad, but good luck with that now.
Alternatively maybe try to turn your life into something you’re not trying to escape from. I’ve gone down your path, and have lived abroad in two different countries. It’s fun while young, but it does get old, at least it did for me.

Vietnam is actually cheap (unlike Thailand) and as a result has positioned itself to become a manufacturing powerhouse that is stealing manufacturing business from China- especially as the trade war continues to develop between the US and China. Thailand is just a has-been, commercialized, tourist trap of a country with an overvalued currency with overpriced slop on sale. It even fails at this, because Vietnam is also now starting to overtake Thailand as the number 1 tourist destination in Southeast Asia. Only worthwhile commendable thing in Thailand that it still has going for it is its medical industry, the rest of the country however is third world slop and overpriced scams masquerading as a developed country.

I was looking at Da Nang and some other places to possibly move to, but it seems kinda complicated and a bit sketch. I think, when I'm able to, I'll probably just move to a U.S. territory in the Pacific and possibly use that as a stepping stone to move out of country. At the very least, I'll take an extended vacation in Vietnam just to see what the vibe is like. I'm not naive about how the novelty wears off fairly quickly; I've lived in Las Vegas for 15+ years and it was cool for about 1-2 yrs, but I am absolutely sick of it now. My real dream is living on some green acreage in the middle of nowhere, away from everyone and everything, but I think that opportunity has passed considering how expensive everything is now. Next best option is to get the fuck away from the mainland and/or possibly move abroad imo.

Da Nang has become a reddit colony, place is the Bay Area 2.0 now in all the wrong ways. So glad I got to see it in 2019, I see how popular it has gotten on reddit and other social media and have literally 0 desire to return. I will cherish pre-COVID Da Nang like a treasure. Southeast Asia as a whole is played out these days IMO, Thailand is the biggest and worst example of this, but other countries not far behind. I know all about Vietnam, never been there, but I have checked hotels and rentals in various cities pretty extensively and yeah, sure it is one of the cheapest countries in the world for sure. The thing about Vietnam is when I went to Thailand I asked a few people about Vietnam and got some mixed to negative opinions of it desu. A lot of people were saying Vietnam was overcrowded, scammy, didn't have the chill vacation beach vibes of Thailand, stricter laws, more xenophobic. At the same time I have heard certain cities like Da Nang are very nice.

What do you think about moving to Guam or even Saipan? Seems a lot more convenient and still has that island/beach life vibe while feeling distant enough from the US. I went to Guam a couple of times in the early 2k and enjoyed my time there. Kinda like a budget version of Hawaii. I've spent some time in Saipan and Guam. Saipan is nice but very small and full of alcoholic sailors and Chinese tourists. Used to be fairly cheap but I'm sure like everywhere else prices are up. It is very very small and isolated though- you have some nice beaches, some bars, a movie theater, some Asian restaurants and some massage parlors- and that's literally it. Population is limited and everybody knows everybody's business, so makes it hard to get some privacy and have some anonymity if that is important to you. Nice bonus however to Saipan is that they are Federal Tax exempt (like Puerto Rico), but you truly have to live there as an actual resident for that. There is also no way to make money there as a resident, hope you have some income coming in from the mainland. Guam is expensive and is colonized by the military. Not bad for a small trip, but I wouldn't go out of my way to live there- also no Federal Tax exemption like in Saipan.

If you can save up about $25,000, possibly as low as $16,000, what you can do is you can apply for a 1 year visa for Thailand, I forget which visa but I'm pretty sure you can get a 1 year visa if you can prove you have enough money to stay for 1 year which is approximately $14,000 I believe. Then what you can do is you can rent a place, places in the north like Chiang Mai can be as low as $300 a month and places on tropical islands like Phuket are going to more like $900+ a month. If you just have enough money you can basically just chill there for a year for only about $10-20k, and it's basically a tropical paradise with beaches and hot weather all year. That's kinda my plan in reality, move out there with savings and see if I can eventually get a job, or just chill for a year.

I feel like Asian economies have been historically resilient and place like Japan, China and SEA countries all invest heavily in their countries in super modern infrastructure and stuff that the USA wouldn't build. Like for example, China is building high speed rails all over SEA right now, by 2030 SEA will have better transport than the USA, regardless of the GDP. There's more to an economy than just superficial infrastructure (through aggressive Chinese loan traps no less). Manufacturing and tourism in Thailand is in the dumps, their currency is overvalued and expensive and their birth rates are abysmal. They are on the verge of a recession and are now resorting to desperate schemes now like trying to tax foreign earned income for all their long stay tourists and expats. There is also military tension heating up between Thailand and Cambodia, and its getting quite tense, only overshadowed right now in the media by the fighting between Israel and Iran. A sign of the times in that region, things are not good at the moment. Don't even get me started on Japan, their infrastructure is all from the 80's and they are so poor now and inflation is so high that they are even recently struggling to afford rice (look it up). China is in a recession and has been ever since COVID ended. The infrastructure and aesthetic that you are wowed over is a relic of these countries glory days from 10, 20 and in some cases even 30 years ago. Do not confuse selling out to commercialization (eg more and more worthless shopping malls) with economic prowess, this is the tail end of Asia's bubble, if it hasn't popped already.

The rice shortages in Japan are misleading because Japan has always had to import food as it doesn't have enough arable land to support its population. A lot of these countries to have pretty good infrastructure, better than the USA I would say. Thailand has had a lot of minor military conflicts with islamists from malaysia and contentions with groups in myanmar, I don't think a war with Cambodia would make much sense, but I had heard something about this so I'll keep an eye out to see what happens. I do think SEA has a chance to basically become the next South Korea though, from 2000 to 2020 South Korea dramatically increased its GDP per capita and basically went from a borderline poor country to debatably richer than Japan

And so did Thailand, they are both in decline now for the same reason- post-COVID economic stagnation, price inflation and birth rates that continue to plummet. 2000-2020 was the peak for pretty the entire continent with exception of maybe Vietnam and Indonesia. Fucking this. My Aussie boomer friend is visiting me lately. And, while I do owe the guy a lot for even introducing me to this county. But he hasn't been here a while because of covid, he gets back over here last week and holy fuck is he a spoil sport complaining about the prices like he's being ripped off. FFS boomers will never achieve happyness. The price of a meal goes up literally a few cents and they are off to find another restaurant. He accepted a meal almost half the size because it was like 30 cents cheaper in the end.

It's still way cheaper than western prices here, but it is more expensive than it was pre covid. Boomers are skipping town over it, no one else cares.
