You guys post "Affordable" houses but they're always from some dogshit area like "Toledo". And they're always in poor shape needing possibly 10 of thousands in repairs.

Living 30 mins from the city means a 45+ min commute, maybe even an hour depending on traffic. There is a reason why its cheap, the house is falling apart and shitty, its 30 mins from Toledo.... no one wants to live in Toledo.

Real estate has always been about location. Who ever said "Yeah, I dream of living 30 mins outside of Toledo Ohio, thats where ill make my dreams come true".

Its because the house is trashed and needs repairs. If you look at the picture the porch is sagging indicating possible foundation repairs and cracks in the walls, and there is a section of the wood under the eaves missing upstairs. Makes you wonder how many critters have gotten in and how much ceiling and attic damage there is. That's just from a quick glance. May be facing over 100k in repairs to get an occupation certificate.

The choice then is abject poverty or a 1.5 hour commute (also have to factor in fuel and vehicle expenses; one of the reasons gas is so cheap in the US is because it wouldn’t function without cheap gas). The vast majority of people do not have the experience or ability to do major construction renovations, or even have the appropriate licensing to do so, electrical, plumbing, General Contractors license, etc.

My friend does renovations like this and ends up doing 70 hour work weeks fixing up homes to flip, and thats with two other guys working with him. If you hired them they would charge you at least as much in labor as parts costs, labor is super expensive.

This will make them physically connected, which will make commuting extremely easy. This means that places that have jobs and no housing will be physically connected to the places places that have ample housing but no jobs.

I guess its fine if you plan on never selling the home, but most of these DIY renovations ive seen would never pass an inspection so selling them home becomes an issue when someone inspects that knows what they're doing.

Could be a few minutes, could be another 20. Then it stops every mile. It takes 30 minutes to get to your destination stop and then you might have up to another 20 minute walk to get where you want to go. Driving, even with some traffic, is much faster and much more comfortable. Intercity high speed rail may be faster (again there is getting to the station and waiting for the train to leave, etc) but it's way more expensive.

I doubt that's viable any more, with materials, labor costs xxx. Price of most any plyshack 30 years+ is land value, but need to start moving to brick as they simply can't afford to keep rebuilding every few decades.

Savings got completely eaten up due to a flood (insurance helped, but didn't cover all, 150k in damages, $35k out of pocket) and medical bills in 2024. And we had furloughs in 2023. I'm probably good for MAYBE two months. We have no streaming services, don't go out to eat, everything is bare minimum so nothing really to cut.

One thing I'd suggest is to include some blue-collar workers of high character as members of the coalition whose job is to rehab the town full-time; the WFH members work part time on the weekend. A big key to the longevity of such a place is to make it a place worth being in and for that you need people working to make it into such a place. They'll have plenty to do for years and years, but they'll need some way to make ends meet while they're doing it and "HOA" dues would probably be the only way to float them.

The other key is ownership; how do you own the land in a way that insulates you from the usual problems of gentrification?

I have other ideas about how to do it and make it engaging and stable for the long term but too much to put into one 2000 character post.

My fucking dream (that won't probably come true) is that my grandparents sign over the deed/trust/whatever to me, and the house would be paid for and the only thing I'd have to worry about is property taxes and repairs... after a while, I could buy a few acres of land to hunt on like I did until I was 21 and then 28 (last year), and not have to worry so much.
