Canada is going to collapse economically and there will be a major depression here. Housing is just an investment for boomers. No one will sell unless they can get more than they paid, and they paid more than you can afford.

Even when houses are sold, it's not to people who want to live there, it's to other investors who are themselves just planning to sit on it or maybe rent it out for a few years until they can sell it for more to someone else who's planning to do the same thing

They are priced rather fairly if you account for the devaluation of the dollar. What's preventing housing collapse is supply is still limited, whether they are in shadow inventories, and are scooped up by big financial firms. What you are really asking is will the Central planners allow a recession or liquidity event to force prices down, it is increasingly unlikely that they will allow this for any sustained amount of time because the financial sector is all interwined and leveraged, they'll opt for just "Printing more money". You aren't supposed to own anything and you won't be happy.

It is perfectly sustainable for Toronto to become a place where only rich people can afford to live. The world is full of cities like that. How many middle class and poor people live in Monaco?
