>>509098004over 50%, like 65%. sure it's steep but I knew what I was getting into and I don't live an expensive lifestyle. Plus I had the seller cover my closing costs so I kept some of my savings for an emergency. I plan on renting out a bedroom or two to help with the mortgage payment, but it's not necessary for me to afford the house.
It's in good condition, the previous owner took good care of it. Roof is pretty new and has plenty of life left, AC unit is pretty new. Nothing critical stood out in the inspection and I had all the plumbing scoped. There's an extremely tall tree in the front yard I'm going to have removed soon. Hoping to have it processed into lumber I can use to build shit.
I'm 15-20 minutes away from work, a huge improvement from my 45-minute commute before. The hospital is now 5 minutes away vs 30 minutes away. Grocery store 5 minutes, gym 3 minutes, bars/downtown 5 minutes. I got really lucky on the location.
And yes, unfortunately. One's a fucking neighbor, and naturally their yard is a mess. I'm not sure if he's a tenant or owns the house. In any case I hope eventually they leave.
