single family houses have a limited lifespan, by design. the problem nowadays is that prices are so high people want their house to last forever and to never move. the current housing stock in america wasn't designed for that. europe is different since you build larger buildings in dense areas and people buy apartments within them. american houses are in suburban areas and made to be demolished after 100 years. sewer and water lines need to be remade, electric needs to be upgraded for modern usage, roofs need to be rebuilt, layout styles change, and building codes are refined.

that's not very different than houses in america, or rather it shouldn't be. accountants use a 28 year period for residential properties, so that's a 3.6% depreciation per year. at least that's what it is on paper, in reality house prices don't reflect that.

Strategic use of masonry for exterior facades and interior accent walls looks great, but majority brick construction it has severe limitations (heating cooling & insulation, occupant comfort, material weight & ground pressure, moisture, ability to accommodate utilities, and its lateral load bearing ability sucks unless you go full medieval). Labor costs also fucking suck for 100% brick construction, and it severely limits your ability to renovate floorplans.

If you build using modern gravel brick like this which is full of tiny air pockets, they are extremely good insulation unlike wood.
So especially in cold environments, but also in hot ones, the savings in energy costs are absolutely massive due to the humongously better insulation it provides.
Not to mention modern brick like that lasts hundreds of years, wood only lasts long if you use old growth wood and don't cut it but make it in the log cabin style, and it still doesn't last as long, especially in warm and humid environments.

And like the other anon said, generational wealth. You can have the grandkids of your grandkids inherit the house that you built, and have it still stand.

I don't know if it's just a zoomer thing, but has anyone noticed that nobody explains their argument anymore? What I mean is nobody ever tells you WHY they think a given thing or why another person should agree with them. When you ask for them to explain their reasoning, they instantly turn hostile and angry. It's like people just expect you to agree with a certain loadout of beliefs because you're supposed to and that knowing what your beliefs are is mostly irrelevant. You're just "outside the tribe" if you don't agree.
It's crazy how quickly we're regressing. You can tell in the way people speak and write that they don't think about how things work or why they do. It isn't just niggers either. People need very basic instruction and constant hand-holding, nobody has any independent thought. Whenever I'm forced to see contemporary TV/movies, every character is explaining what they're doing and feeling in the most obvious way possible. Subtext? What's that?
It's kind of depressing and alienating, honestly. You try to talk to someone and for a moment you think maybe you're speaking to another human with the spark of life. Then you say something that doesn't follow their flowchart, or you ask them to expound on an idea and you can see their eyes scramble around in panic and then they shut down. Eventually you stop bothering to talk to anyone.
