Even if it was a total teardown, you could probably get your money back plus some salvaging the wood, fixtures, windows, etc.. It's probably the electrical and plumbing that make the house so cheap because it still has the old push button breakers, exposed wiring with insulators, and lead plumbing. Knowing how gay NY is, it probably has to meet code for new construction and they won't give a variance for historical properties. Or it's a classified as a historical property, so add a zero to whatever estimate and extra layers of gay inspections from the local authority.

It wasn't really artificial scarcity due to the vaccine. It was an unexpected increase in hospitalizations that left ICUs overwhelmed. The impact of the bullshit vaccine mandate was not that significant in my state. The lure of travel contracts in places like NYC also contributed as they were paying as much as $8000/wk for ICU nurses. Many nurses quit their regular job to go travel which then left vacancies that had to be filled by other travelers.

Working as a nurse practitioner is great actually. Private practice is great because you can provide quality care instead of the high throughput low quality garbage that has become the standard. Because I get to keep 100% of what I generate (after overhead) I make more while working less and providing quality care compared to when I was working for a big system.

A huge mistake I made when I bought my first house was not checking every inch of the foundation for any water or sinking or any other structural or support problems, checking the entirety of the flooring for being level, and the roof. I never had anyone to show me so I didn’t know what I was doing and learned the hard way. But now I know with these old houses that these 3 things are absurdly common problems in old homes and can be financially devastating. If these 3 are good, there’s little else that can be a big issue.

Almost bought me an 800K four-story in Kansas out in the middle of the forest, but the real estate agent admitted that it was such a low price because the roots from the trees were absolutely demolishing the foundation, and the entire thing would need to be rebuilt within a decade.
