Used a big chunk of my trust fund from my grandpa and uncle to buy a house right before COVID to transfer it into a form my shit bag family couldn't easily steal.

The closing costs on my cash paid house was $800 majority of it was for the inspector. Buyers agent gets the fee from the sellers so its great to have someone. On a typical mortgage closing costs are 10k, thats absolute insanity
