there is no profit in detached single family housing, and every single developer is looking to either convert existing buildings into apartments or build new apartments because of land costs.
An apartment building might cost a million to build and house 8 families while a house is going to cost 400k and house 1 family. You're getting $1800/mo in rent for each of those units or $2200/mo rent for the house, what are you building?

A house doesn't cost $400k to build, that's the sell price. When a developer builds a whole neighborhood of cardboard houses at once, they probably aren't spending much per house at all. I don't know the numbers but I would guess below $100k.
