I am currently lowballing the shit out of all the house listings in my area. I am talking 20 % of the original listing prices. Some people are still in deniall, that the bubble is bursting and they laugh my offers off, despite having the listing online for over a year. Some sellers are willing to settle for 50 % of the original price already but nah, fuck em. They missed the boat and I will be walking away with a 2012 priced house eventually. Note that we are only around 5% rates right now. Imagine what the market gonna do after the rates jump even higher. Alot of inheritance get rich quick listings been popping up lately as well due to boomers taking the dirt nap.

They are the most significant spending portion of your income.
CPI is 2.7% YoY, so you could say housing is down slightly relative to everything else.
Wages are up 3.7% YoY.
But none of this takes into account prior housing price increases that have made housing far outpace wages.

Housing will never be affordable without DEFLATION or HYPERINFLATION.
This is all a consequence of the 2008 bailouts btw.
