Do you have a South facing window? If so, you can grow at least SOME herbs/veggies/fruits.
Sprouting a tray of microgreens takes up very little room, can be done in your basement with some grow lamps and the market for them is huge (ask local restaurants), so it's easy to spin off into a business if you like it (just make sure to keep everything clean).
