There is no "affordable housing" solution unless you're going to have the following in place:

1) Government contract with builder to build X number of homes for Y price in a certain area.
2) Government loans, or contracts with mortgage originators, to loan the money needed to people who fall within a certain income bracket range.

No developer is ever going to build 150k homes when he could easily build 400k homes and sell them all.

Every single initiative that talks about affordable housing from your local city council just means they approved a building permit for apartments where 80% of them will be Section 8. The developers will rent the apartments out to Section 8 tenants at 140% the market rate. Do you make $15/hour and still can't get a 1BR apartment? You won't qualify for Section 8. These are not for you. The other 20% of the apartments will go to idiots who don't understand that 80% of the complex will be sheboon single mothers with feral nigger offspring. As soon as their first lease ends, they'll move out, and the remaining 20% will be converted to Section 8 also.

Never allow apartments or townhomes to be built anywhere near where you live.

Never believe that affordable housing is coming. It's not.

Who the fuck cares. Its a horrible house and the only purpose for owning it would be if you have employment in the area. Thats it. Its only worth as much as tou can find a job near it for the potential buyer. Otherwise it's a piece of shit. What they will eventually do is just rent it out to uni kids who pay the rent on mommy and daddies dime then toss it to the next student. In which case its only as valuable as the student debt you can convince to rent it. It will inevitably be turned into a whore house by the renters either way. A town home is only as valuable as the money you can put into the hands of the person living in it. It doesn't matter how much you "invest" into it because nobody is buying but the investors. If it was worth that much to fix it up tyen they'll be able to push it off on another investor who can spend another 30,000 investing even more money into that backhole because the community is only worth as much as the federal student debt it can scam.

Got an old 2 story 3 bedroom in central Kentucky built in the late 70s my mom left me when she died. Was only about $10k left on the mortage I paid off over 2 years. Market values only about $200k, so it's the farthest thing from a mansion you could think of. It's in an older mostly white neighborhood and property taxes are only $900-ish a year. I love living here at the moment, but the niggers are slowly moving into the area. Mostly on the ghetto side of town near the closed factories and abandoned shopping mall. But there's a few niggers right now in the neighborhood a couple streets over from me. Dreading them moving closer and shitting up our neighborhood.

The house is cheap because there's no work for hours. That part of the state is such a desolate shithole that they've been calling themselves "Forgottonia" for decades. The town itself is totally reliant on a small state university that is in talks of closing and has lost almost a third of it's population over the last 20 years.

Why would anyone move out there? The schools suck, so it can't be to start a family. There's no work, so it can't be for that. Everyone is either dying or leaving, so it's not for the community. Literally the only thing they have is cheap land, but you're getting what you pay for.

They need a stable job in the area BEFORE they can commit to buying the house.
So they'll have to rent an apartment for a few months until they (hopefully) find a job, which will burn about $5000. Then once they find a job, they have to hope that this listing (or one similar to it) is still available. Otherwise, they're just stuck working a dead-end job and renting a 1-bedroom in Macomb, IL.
The only people who should be looking at this as an option are students who are already in the area. Nobody should relocate themselves across the country to scoop up this shit shack. If that's the point we're at, then you have to admit that there's a serious problem with lack of opportunity in this country

This isn't an uncommon story throughout the rural nation. Military bases and small colleges prop up a lot of small towns. Small towns in general are dying. Sometimes towns hold on with an operating prison driving the local economy.
Small towns that orbit around a large city generally tend to just get consumed by sprawl. A little further out from the sprawl you might get supportive industries like warehouses and trucking facilities.
The USA has really become a bunch of megacities clustered near waterways and other transport lines with abandoned rot just outside them. Everyone that wants money moves towards a city center for high paying jobs. I think you used to get a slightly more mixed bunch out in the country since the country had some appeal to it, but now it's just sad. Farmers are pretty smart since you have to raise living things, and think a year or more ahead of time as your whole business is realistically land investment. But wagie serfs out in rural small towns? Pretty bleak.

Amtrak is literally almost never on time. BNSF has been running longer and longer trains that don't even fit on passing sidings anymore. They get priority on the rail over the passenger train, which gets shunted on a siding for hours until the freight passes them. Typically, you save like 20 min over driving, but I've taken that train and been stuck for two hours of not moving.
