California life long(40 years) resident here.
Over the last 20 year things have become unbearable and clearly unsustainable.
We've allowed illegals to flood in and rewarded them for doing so. We legally imported millions of Asians and jeets to take up jobs on all levels. All while making it a pain in the ass to build new housing. You need to acquire the land, which is a huge price tag that is ever inflating. You need to run the environmental impact gauntlet. Then you need to meet all the regulations/zoning requirements. Even if you meet all those requirements, some "local"(either some kind of foreigner, someone from another state, or even just other areas in the state) chucklefuck elected officials might still block your project because they want that land for their own portfolio. You might be able to Not-Bribe them in one way or another including but not limited to allowing them a share of the income. Then MAYBE you can build what you want. If not, they will literally block you until they die or any influence they have in the area evaporates. On top of all of that, for the last 20+ years various real estate firms have bought up as much as the properties as possible. Meaning in any given area there is only a handful of competitors at best. They effectively have fixed the markets to their liking and will also make you life hell if you dare cut in with a housing project within their territory.
Jobs at all levels are harder and harder to come by because of all the immigrants from around the world and nation that have flooded the areas with jobs. We were sold the idea that tech was OUR industry and these corps would never sell us out, then they outsourced most of the jobs to India/Asia. More and more smaller businesses shut down or chased out, so that space can be used for "Start Up Space". With a price set insanely high so no one besides tech bros can get in. Retail is dying and is gonna replaced with online/delivery within two decades.
