Maintenance costs are through the roof and most people don't have the time or skills to maintain shit.

Probably not going to happen. I'm seeing what absolute shit hole houses are getting in rent and it's more than mortgage payments so you're shit out of luck. About a mile away from me some little tiny house that has basically no yard and doesn't look updated on the outside that you have to park in a church parking lot and the entrance to the church is behind your the back of your house. Little chain link fence that gives about a 12ft deep back yard rented in under a month at 1600... Now based on that knowing a 250k house can be had on a 30yr for about 1700 per month I'm going to wager houses don't fall very much. I just don't see this giant crash happening. Maybe a little bit like 10% but it will definitely correct to gains shortly. Interest rates are not going to lower. The country literally will collapse if they lower the rates because then no one will buy our debt.

You have to ask yourself why blackstone and others weren't buying single family homes decades ago. The reality is that we were still dealing with the aftermath of 2008 when covid hit. We NEVER moved to a real positive interest rate environment. You've been able to get paid to borrow money for the last 18 years.,,,, and as such, anyone holding bonds is losing money in real terms. But the benefit of this for asset holders is that houses always go up, and you can have safe yields. Finally, when inflation got bad enough, they hiked rates (still not high enough for bonds to beat inflation LMAO) but everyone still expects the results from under ZIRP.

And they are right. Real Estate will not be allowed to crash. They now have enough slack that they can do massive rate cuts again and get the goyim to borrow even more money.

There's a better solution. Make it functionally mathematically impossible to be a landlord through taxation. Low taxes on your first 2 houses. House 3+ get insane taxation that makes renting an unviable business venture. Owning 3+ houses becomes a luxury good reserved only for the rich to flex. Apartments follow the same rules, treating each unit as a house forcing the owners to sell to the government.

This would crash the fucking economy lol because it would liquidate "wealth" tied to housing overnight. But it would forever solve the problem too by destroying renting forever. Temporary housing would be the hotel business model alone.

The only landlording allowed should be commercial. And good fucking luck boomers with the internet not requiring commercial space to run a business anymore. It might actually put pressure to develop manufacturing because that is physical space someone has to own.

Originally bought for 400k during Covid. They've put about 50k into the home for upgrading/repairs. They will likely lose money on the home after all the fee's and whatnot.

"Buyers" are shrinking in number because a large amount of people can't afford it. But, houses are still being sold. If they weren't, they'd have to drop the price, or the interest rates, or both.
So what does that mean? It means that fewer people are buying them all. Investors, private equity firms, and even boomers buying a 3rd property to rent are a growing concern. They're growing because their collective purchases are only making them richer over time. Then they snowball and buy another to increase their profits even more. Which means they can buy another even quicker. And so on and so forth to where a normal family is competing with people who have significantly more money than them that buy the house for the sole purpose of renting it for a profit.
I've heard so many people talk about optimism in the housing market, but these houses are still being sold and the costs aren't moving down at all. At best, they're staying give or take where they're at with slower upward movement.

This will not happen. If COVID proved anything, it's that the government would rather destroy the economy for the normal man than allow assets to dip in price. We printed TRILLIONS of dollars that all found their way into the hands of the few. The only way houses get more affordable is if the US dollar gets stronger. And it will not. Ever again. Because in order for the dollar to be strong, assets must be weakened. Strengthening the dollar benefits the many, strengthening assets benefits the few.

Housing is an inelastic good. As well, the houses on the market for sale are by those who already have a home. Thus they feel comfortable leaving the investment on the market until they get a profitable sale, as they are counting on the inelasticity of the good to hold prices.
