Housing to Income Ratio Internationally
Whilst looking for a cozy expat spot, I've noticed an interesting phenomenon.
>Apartment in Spain: 150k usd
>Apartment in Morocco: 150k usd
>Rent in Spain: 1000 usd
>Rent in Morocco: 300 usd
Btw the average Spaniard makes 1500 usd per month, the average Moroccan makes 300.
How does this happen? Ho can be the real estate market in Morocco be so inflated? Who is paying these prices for a house in a shithole?

Its almost as if it depends on the person renting, the location, the amenities and services nearby, and a multitude of other factors

I think the properties you can see are already heavily filtered so you simply won’t see the cheapest Moroccan apartments, theyre probably way too filthy for westerners.
Also I think Spain is a lot more expensive than you mentiob, Especially Madrid and Barcelona are equally expensive as Belgium.

Average apartment in Morocco is about 70k, 150k is the range of a luxury apartment or small villa
I'm in my mid twenties and I already own multiple properties.
To answer your question: Extreme corruption and inequality which Spain does not have.

All Moroccans who’ve immigrated here invest their money in real estate back in Morocco.

Really? Those are not the prices I see posted online. How do you look for apartments?
Is it true that you don't actually own the properties, just a 99 year lease from the government?

Housing supply in Morocco is limited compared to population while Spain's population is shrinking rapidly

Population in Spain is not shrinking, they are letting in half a million migrants per annum. Half of those are Moroccans, and Morocco is barely above replacement.
I'd have assumed houses in Morocco would be worthless outside of the main cities following international patterns, but if that's the case I don't see it online (I'm searching in French and Arabic).

All the Moroccans all over the world earn salaries whereever theyve immigrated to buy spend it buying property in Morocco.

Hence you have a lower rent there but just as high property costs as influx investment from places with higher salaries is rampant.

Spain is huge, they decided to just build houses and sell them to everyone internationally to make profit.

In other countries new houses are more rarely built so the price goes up. People in Europe don't want to move to spain because the pay is low and it's a bit harder to find jobs there.

Also this, but spain is cheap, housing cost twice less than in hungary and we are poorer.

There was a property bubble in spain, after that they decided to build more houses.
