I live near Muskegon it is a historic charming beach town on Lake Michigan with a lot of good bars and restaurants, public transit, shopping, and even a hockey team

This house is specifically very close to the beach and within walking distance of the downtown area

These kinds of houses are all over America but zoom zooms expect to be able to buy a townhouse in manhattan or Malibu beach house fresh out of college

Donโ€™t believe me? Check google maps. Itโ€™s a nice area.

That house probably has ~200k in unpaid property taxes. It will be burglarized the moment it has anything of value in or around it's property, likely needs the entire septic system and roof replaced and the foundation probably has issues. You'd have to dump ~5 years and at least 100k at it to get it anywhere near habitable (let alone to code) which could have been used for a down payment on what would have been greener pastures

Best case scenario would be to purchase and hold for 25+ years and hope it somehow increases in value, but it's likely this would be an exceedingly poor asset to acquire (hence the absurdly low asking price) and combined with the low quality neighborhood, you'd be very hard pressed to find any long term value here

Now if you're looking for something to just lock the door and call your own, sure, but this is like buying a $200 lemon and expecting to dump 2,500 into it to "get it running" Just buy the 3k car instead.

The only possible way this would be anywhere near a sound financial decision is if the reason for it being so cheap is that the average salary in the region is fucking $40 or you know for a fact there is booty gold buried under the lot

after the 70k, you would need about 250k to just get it where you could legally live there.
