New Luxury Fake Urban Settings WTF?
Has anyone noticed this in the US? In the last 5 years they've built a fuck ton of these fake mini-brooklyns in random suburbs or as re-development of dilapidated urban land. 10 years ago it would have been cheap fake luxury apartments with a couple shops underneath. These new compounds are impressive AF though. Lots of expensive glass on tall steel buildings. Luxury brand stores.
I've noticed they're packed with young residents.
These also typically have those camera/screen tablet buzz in intercoms which I see fucking everywhere now in all of these but which didn't exist just a few years ago.

I have questions

This one place got my noggin' going. The entire compound is literally a micro urban district with blocks and multiple apartment properties, shopping, but there are only two entrances and both have large gates which look like they close off at night.

There's also a Wegman's here with a massive four level bunker-tier garage that links all the stores and apartments as well. All the utilities are down there.

When the fuck did we decide to build Cheyenne Mountain tier infrastructure to provide a little mixed-use development to some rich yuppies? Something weird is going on here.

And I'll repeat: where the fuck are ALL these people getting ALL this money from? Where are all these jobs that just overflow with cash for these yuppies to live in the most needlessly expensive not-actually-a-rich-person places?

Contemporary Urban is relatively cheap and easy to build, especially regarding financing and city regulations.

They don't. Think of them as "blocking pieces" in chess or like spamming expensive units with high defense in an RTS.

The developers don't care about losing money by building it, because they don't have to prove how much it's worth in year 5, the land itself is going up in value alone and the building on top is just a feint, something to point to in order to "prove" to a bank that there's value there.

doesn't really matter, the pattern is so prevalent that there's probably hundreds if not thousands of these guys doing this

also yes, in some places. in others these exist simply because they are the most "dense" and in financespeak, density = higher value. this is of course only on paper because nobody actually wants these or voted for them or think they are aesthetically appealing. but we don't have any money so of course we don't matter.

All of this behavior is a result of the failure to allow banks to be liquidated in 2008. A lot of this land would have been properly revalued all the way back then and none of the current building patterns would be viable based on the underlying land value. You'd have much smaller and/or more useful building because the use value would be properly discovered by the market and reflected in the price.

Happened in the town I grew up in. The local mall had a mass exodus of people renting storefronts. Eventually it was just anchor stores (like JC Penny) and a few beaners selling Mexican pottery. Eventually the mall closed. A few years later as part of an urban renewal program they turned the mall into the picture you posted. I think one of the anchor stores became a Dick's sporting goods store. I saw one of the apartments and it was decent. What I dont like are all the crappy apartments going up to house illegal aliens. Entire blocks of Richmond va have gone from houses with many porches, the occasional tree, and greenery growing in the cracks to fkn walls of concrete and glass window, totally anonymous of each other, with no personal decoration or anything.

A block goes from teeming with life to entirely DEVOID of it. They’re staged like “ok, a wonderful walking area”, but are total ghost towns, unchanged and unweathered from the day they went up 4 years ago.

Basically it's the revised version of Le Corbusier's towers in the park concept but with less niggers because it isn't full of subsidized housing. The towers are usually capped around 15 stories because the amount of concrete and steel required to build that high isn't environmentally friendly but still better than suburbs. Ideally the best use of materials and to minimize thermal transfers are 6 story boxes with minimal exterior elements and vertices

I lived in a 90s new urban place once and they put the garages detached with their own alley so that people would use the front door again, since shops were walking distance.

It’s a mixed-use development. It’s mainly residential with retail on the ground floor and parking for the residents. Most city zoning requires this for any new apartments. You usually can’t just build an apartment building with units only.
Also, remember the only difference between “regular” and “expensive” apartments (besides location) is size of units and level of finishes. The building code minimums require a pretty nice building no matter what.
