Plus, you could always make bigger payments. That's how I got my relative out of credit card debt. I got them on a budget plan and had them put extra money on the highest interest card each month, then after that's paid off applied all of that monthly money onto the next highest interest card, and so on until they were eventually all paid off. Took someone with 30k in credit card debt down to debt free in 4 years, with some belt tightening and some strategic payments.

This is not true at all. You can pay off loans early in America. It's why people pay off their 30 yr mortgage in 15 to 25 years. If these options are available you take the 50 in case you call on hard times but you pay it down at a 30 year or faster pace.

The real issue is it just kicks the can down the road and doesn't address the actual affordability issue we have because too many people have retirements tied into their home value

Because at the start of the loan you owe a large amount on the principal so when the monthly interest is calculated it comes out to be barely below what your monthly payment is so that very little of the principal is paid at the start of the loan. But over time as the principal goes down, the monthly interest goes lower so more and more of that monthly payment goes toward the principal and less to the interest.

Spray foam has gotten much cheaper, and it gets a ridiculously good seal, but it's probably negligible to energy costs if you're already shooting for under 1ach50 with premium methods.

It's funny how financially incompetent /pol/ is. On the one hand I can commend the people here for arguing as to how things should be instead of how they are, and I get that. It shouldn't be the case that 50 year mortgages are good ideas. We shouldn't live in a society with runaway inflation -- or any inflation at all. We should end the fed, we should stop this ridiculous debt based bullshit and we should go back to having sound money.

But the reality is, we don't live in that world. We live in a world with the Fed, with runaway inflation, with huge financial incentives to debtmaxx (within reason). In the world we actually live in, 50 year mortgages are strictly better than 30 year mortgages, assuming the interest rate is the same for the two. And it's not even the case of "because you can pay it off early" -- you shouldn't be paying it off early! The whole point is to get your monthly bill lower so you can put more money in your 401k, or into a post-tax investment account if your 401k is maxed out.

It's jewish as fuck, but that's the world we live in. You want large amounts of debt, so that you can reallocate the money from that debt into more real assets, and so that inflation can inflate your debt away.

I took out mine for 20 years out of caution and was very nearly talked into 30 when I could have handled a 10 year loan at the time and I ended up paying it off in 5. I don't even want to know how much my lack of confidence cost me.
