They aren't. Home prices have been flat for a couple years now.

Also, illegals don't have to be homeowners to drive up home prices. Even renters drive up home prices, even if they're renting an apartment. There are only so many homes/apartments out there, and they all compete with each other. If there were fewer renters, homes would rent for less, and more landlords would sell their homes into the market to not have to rent at a loss, which would bring home prices down.

It's not even just the illegal ones it's the legal ones as well. Ever since 1965 legal immigration has been more damaging than illegal immigration ever was. What's even more ridiculous is the WW2 generation believed politicians back then when they were told the 1965 immigration act would not demographically change the US from being majority white. Why was the WW2 generation the Foolish Generation instead masking it by calling themselves the Greatest Generation beliving everything told to them no questions asked? Most of the issues we are dealing with today is because of them.

Wrong. However, businesses buying homes also increases prices.
Having 10-60 millions people illegally in this country and up to 1/3 of the people in this country being immigrants, you cannot say these numbers have no, or a small effect on the price of housing in this country. In my state alone, there are 1 million immigrants and 7 million residents. If 1 in 7 homes/apartments became empty, would prices increase or decrease?

Vance is just lying to defend the ultra-wealthy (their donors) as usual. Properties are being hoarded by investors and left empty in a practice called ‘land banking’. It’s been heavily taxed or made fully illegal in Australia and Canada but the US is still a free-for-all for the rich to steal all the housing from the poor.

They are not awaiting rental. Foreigner investors (Chinese mostly) frequently will purchase and never have them occupied because it would damage the interior and lower the value. Canada and Australia recently passed a specific tax to address this because it was such a serious problem https://vancouver.ca/home-property-development/empty-homes-tax.aspx

https://www.sro.vic.gov.au/owning-property/vacant-residential-land-tax/vacant-residential-land-tax-frequently-asked-questions#:~:text=marketed%20for%20sale%3F-,Is%20it%20exempt%3F,VRLT%20for%20that%20tax%20year.

It’s intellectually lazy to blame migrants for this solely. Investors are a major factor, if not the biggest factor.

Nobody fucking buys a house and then intentionally leaves it empty for any meaningful amount of time. That is asking for shit to break, for pipes to burst and go unnoticed and cause thousands or tens of thousands of dollars of water damage, begging for people to break into the home, just begging problems to happen.

This has been studied. The vast majority or vacant homes are waiting for renters or waiting for sale. A smaller minority are vacation homes. Homes that are intentionally empty make up far and away the smallest proportion of the group. And like I said, as a percentage of the housing supply vacant homes are a smaller percentage now than it has been decades.

You do understand per capita, right?

They aren't increasing. Home values are basically stuck and losing value relative to inflation.

Illegals likely make homes cheaper, btw, because those are the people who are providing cheap, efficient day labor for contractor crews, and illegals typically aren't buying homes. It's the skilled labor that come over on work visas who are going to be bidding against you on a $500k house.

I’m an appraiser so I can help

boomers and gen x’ers have more money than most millenials and zoomies will see in their entire lives

they all bought when homes were 50-80k after the crash, just house after house after house and renting it out over and over again. They roll that equity into the next one over and over and over again.

Honestly real estate prices will only crash when all the boomers are dead. Rentals aren’t typically kept in the estate as an ongoing rental for the inheritance, they all get sold and they split the money when Grammy and Grampy die.

TLDR: Boomers own 44% of all housing wealth in the US, and on average own at least three single family homes. Blackrock/Blackstone own about 0.1% of housing wealth.

Except most of the money was given to fucking suits and banks who bought assets and stocks immediately, not people who would slowly feed it naturally into the economy. This likely prevented a natural downturn in the economy immediately after covid, but fucked average citizens in the long run once again.

The federal reserve stole your money and handed it to investors and executives who used it to buy assets at zero interest (real estate) and stocks that “gained value” during the post covid inflationary period…but you? If you didn’t own assets, you got totally fucked. No meaningful raise in wages, massive increase in cost of living across the board. This was by design. It’s honestly theft.

i had grok do an analysis and it determined that deporting illegals would increase home prices because the majority rent and do so in apartments so deporting wouldn’t really free up actual houses but would hinder their production which would have the builders increase prices instead of drop them.

Almost as if they were never the problem. Those people aren't buying homes, the problem is as always greed. Housing is an unaffordable luxury in this country thanks to it being an investment opportunity rather than a social necessity.

You can get rid of every single illegal, it wouldn't change that housing is not being built in order to artificially keep the price high. The solution is to tell the people profiting from the current situation no more. For the good of society, housing will no longer be an investment. Of course that will never happen as long as property developers buy off the politicians who regulate them

This is a problem in every western country right now. Unfortunately, investors have corrupted all our governments and control the levers of power. The welfare of the public is not a major consideration when setting housing policy. And its now having implications on fertility rates because millennials and Gen Z cannot afford houses in which to have families. And yet governments dont care and won't do anything to upset property investors.
