Probably more of a Detroit situation where mansions will be 5k but they will be full of heroin junkies who died a few years ago just decaying on the ground
Detroit was the richest place in the country not that long ago. It had a bit of a decline with some crime going on, and then they elected Coleman Young, businessmen left. and whatever rich people remained after that built a wall around themselves in small portion of Detroit but the city never recovered and there still are zero grocery stores since nobody wants to get shot just going to work.
It will not happen overnight but this is the direction it is going. It is not like this has not ever happened before.
