I do apologize again for the dreadful condition things were in before, though. Had I known you were about to arrive, I would certainly have had it all ready earlier.

Cogsworth: Well, when I said the past 200 years have been uneventful, I may have understated the situation a tad. Truth be told, it rather quickly became clear that having the only properly maintained house in the tri-state area was practically a beacon to raiders and assorted n'er-do-wells, including one group that was somehow in control of a pair of those super mutant behemoths! It shames me to say, but they were actually able to drive me from your property, for a time.
