I think what breaks is the gsync specifically, because when I open my monitor's OSD that shows the current refresh rate, once I open a full screen game the refresh rate drops to 1. Then it goes back to 144hz. I've played with TF2 and it would work fine but when I set max fps to bellow 60 it would go black.
Setting the refresh to any value would fix the issue. For my monitor to work in gsync/free sync it has to run in 144Hz mode, but then it surely works correctly, because in a game that has fluctuating FPS, for example in KCD2 I get 90-100 fps and my monitor's OSD shows the same Hz number as the in-game fps counter.
