>"Rich" i.e the top 80th percentile live in ugly tasteless McMansions
Every American city you drop a street view pin on aside from New York is beautiful leafy suburbs with dethatched homes as far as the eyes can see. I doubt it's only the top 20% living like that, more like the top 50%.
This is a typical residential area of Jackson, Mississippi, consistently ranked amongst the poorest states in the US by every metric. Do you know how many people in Japan or even Europe live in a place like this? This is how a Yakuza godfather would live in Japan.

>I'd rather live in a simple apartment and be able to get everywhere quickly via train and walking.
I think this is a very common misconception from those who never lived in a place where most people rely on public transport. Train journeys aren't always quick. A quick commute would require you to live near a main suburban station that has a fast connection to a major hub, the type of direct service that only stops in a few stations rather than the 10+ stops that exist between the suburb and the central area. The issue is, houses near those main suburban stations are at premium prices anyway. If you can't afford it, enjoy your one hour journey to travel 15 miles because the train will be stopping at every single point along the way.
And this is if you can afford a house near a station which is also at a premium. Most people have to either take a bus or walk/cycle a very long way to even reach one.
