>refinance when rates drop
>rent entire house out to a family or some shit
>they're now paying your mortgage and you have hundreds of thousands in equity
>ready to start again with another house

I know two guys doing this right now, one's on his third house and another just bought a duplex. there's a reason literally every person with money bought real estate as soon as they were able.
