Honestly, I can't think of anything else that beats the passive dread/fear factor of the original Dormitabis. The look and feel of the building coupled with the unearthly ambience just makes it feel like the whole place is physically alive or haunted. It just feels malevolent, kind of like FNaF 3 but more extreme, I mean just listen to that and picture yourself in a cold tiled cellar sitting on front of an old noisy CRT and keyboard, open to attack on all sides with some inexplicable draft blowing onto you from the doors and window, knowing that everything you do can be heard around the whole maze.
