Yeah they used to have these "redlining" laws that made it unnecessary to have HOAs or gated communities because that's what kept the shitskins out.
Essentially "redlining" was a method to keep non-whites from coming into White neighborhoods so it worked just fine without HOAs.
But then jews as part of their civil rights bullshit campaigned against it and forcibly made it so that you cant keep jews and niggers out of your neighborhood anymore.

There are even special programs that jews have put up specifically so they could fetch higher rents from taxpayers and put niggers into White neighborhoods

Otherwise you can as a proprietor to refuse service to any individual for any reason or no reason whatsoever. Simply not liking your face or attitude is enough.
And you definitely need a permission to film inside someone's private property, business or not. And again the proprietor can throw you out for filming, or doing literally anything else.
