Jim was hiding among boxes that were beside the front stairs. He was drunk and not supposed to be there.
He ambushed mary at the end of the staircase, and dragged her to the cellar by way of the trap door. The whole assault took a couple seconds. he then murdered her in the cellar and wrote some notes trying to frame the watchman.
He lied about being able to read and write and lied about the notes.
