If you feel a presence with all those stipulations you included, I would double-check to make sure it isn't a fairy or trickster trying to play a prank on you. If you don't want a contract, don't list obligations and prerequisites for the spirit while leaving nothing for the spirit to negotiate with.
>soul stealing
Soul ownership seems like a very big deal for you, so here is some advice. The only thing that can steal a soul is death. It is more like a hook that draws you to their energy. That yearning takes on many forms. The biggest one is the yearning to 'go home' on a spiritual level.
>cold on my lips when nothing is there and there is no breeze

Ritualistic offerings are my preferred way. It establishes a mutual relationship with the spirit and the summoner. Offerings don't have to be expensive, incense or water will do fine for most cases. If a spirit is asking you to offer gold coins every two weeks, tell them to be realistic.
