thanks! that's an absolute steal, the market over in Vancouver is pretty shite. paid $4500 CAD for mine at 235K, at 248K now after 10 months of ownership, but I'm confident this thing will go to 400K ez.

the clear is pretty thin on mine too but it's definitely worth throwing some wax or ceramic on it to get at least a little bit of it back!
