One of those qualifications was being a MALE, and being WHITE. You could be a free non-white in the united sates but you could never be trusted to be a part of the armed forces.
The second part, LANDOWNING, stems from only landowners PAYING TAXES (this was still an agrarian society). Thus, all taxes were levied on things that were ultimately produced on owned land (cotton, tobacco, wheat).
Putting it all together and updating it for our modern times, ONLY people who were ELIGIBLE to be drafted (white males), who were ALSO net tax payers (land owners) could vote.
